Our Process for Building or Renovating Luxury Homes

Our process is our product. Aventura’s specialty is not only building or renovating luxury homes, but also managing the entire process from pre-construction planning to completion. We have developed an effective five-step Signature Process that ensures your new custom home or large-scale renovation is on time and on budget.

Signature Process

1. Pre-Construction Planning Phase
   New house construction of luxury homes and remodeling construction both start with a vision and budget. During this first phase, the project team meets with the clients to discuss their distinctive style, specific needs and functionality of the entire living space (interior and exterior) to determine the feasibility of the project. For example, if your dream is to build a luxury custom home in Hinsdale in the stunning architectural style of Country French, we will ascertain if the lot in question, community’s zoning requirements and building codes meet the design specifications necessary to achieve this goal.

2. Contract Phase
   We don’t like surprises when building luxury homes. The contract phase of our Signature Process is specifically written to clearly state the expectations and responsibilities of the entire project team, which consists of the builder, architect and client. Being persnickety is a good thing when you build new luxury homes. We get as detailed as listing what paint color will be applied to each room, and carefully outline the materials and equipment we will use throughout the construction period. In addition to listing the scope of work that will be completed, the written contract also presents a detailed project schedule, which is then updated weekly upon construction of your custom home or renovation project.
   
   
3. Construction Phase
   Aventura’s Signature Process is specifically intended to streamline the coordination of the construction phase of your luxury home or remodeling project. Our scheduling is created in Microsoft Project and distributed to all team members with weekly update forms that ensure maximum communication and minimize lost opportunity. We also give our clients plenty of notice in advance and multiple reminders of their deadlines for material selections.
   
   We take project management seriously. We strive to create and maintain management systems to ensure that your investment is being built to the highest standards we are capable of producing. Key components to the success of our projects lie in the selection of vendors who share the desire to provide highly professional, reliable and quality-based services.
   
   
4. Closing Phase
   Our project manager creates an internal punch list that begins weeks before the anticipated close date. When your custom home or custom renovation is nearing completion, we begin the closing phase of our Signature Process. During this time, the Aventura team takes you through a room-by-room walk-through when we proudly show you the intricate details, finishes and craftsmanship that have resulted in your spectacular new luxury home.
   
   This whole-house tour is also an inspection of sorts. Because details are crucial when building luxury homes, we will review all items in our all-encompassing checklist and make sure they were carried through with precision. As a new homeowner, you also need to be comfortable with all operating procedures and proper maintenance of your custom home. We will take the time to explain such things as security systems, hot water tanks and sump pump operation, to name a few. We’re confident you’ll be pleased with the final product. If any punch-list items need to be addressed, we will have them completed before the official closing and move-in date.
   
   
5. Warranty Phase
   There are many custom home builders throughout suburban Chicago, which makes selecting the right one for you and your family a major decision. We provide a warranty with standards written by the National Association of Home Builders® on our luxury homes because our professional reputation means everything to us.
   
   During the warranty phase, we offer a fax-in request system to promptly address any concerns that may arise, and after one year, we schedule a follow-up commitment visit to ensure you are satisfied in your new space. Client satisfaction with our projects is our top priority. Our evaluation goes beyond nail-pops and paint touch-ups. We take great pride in building our homes and strive to make ownership a rewarding experience.
